Chinese property developer shares climbed 5% over two sessions, outpacing the Hang Seng Index's 2% gain, as traders bet Beijing will unveil a nationwide mortgage subsidy before the National Day holiday.
JPMorgan said the rally was driven by policy speculation rather than fundamentals. "Recent market excitement likely stemmed from expectations that authorities may announce a nationwide mortgage subsidy policy before National Day," the broker said, adding that similar speculation in November and December 2025 lifted the sector briefly before no subsidy was announced.
SUNAC (融創中國, 01918.HK) led the advance, with short selling of $34.86 million representing 7.196% of turnover, according to exchange data as of Sept. 21. The broker flagged that the actual impact hinges on scale and execution, since such measures typically carry caps. A 1 percentage point mortgage rate subsidy would cut the effective rate to 2.05% from 3.05%, but if local precedents hold, subsidies may be capped at RMB20,000 to RMB50,000 per home. On a RMB5 million Shanghai mortgage with a RMB50,000 cap, a 1 percentage point subsidy equals roughly four months of interest savings.
The stakes are concentrated in a handful of names. JPMorgan kept CHINA RES MIXC (華潤萬象生活, 01209.HK), CHINA RES LAND (華潤置地, 01109.HK) and KE Holdings (BEKE.US) as its top picks, and advised investors to sell operationally distressed developers into sector rebounds. Short interest remains elevated across the group: CHINA RES MIXC showed $34.38 million in short selling, 19.866% of turnover, while CHINA RES LAND recorded $261.29 million, or 16.229%.
The setup mirrors a pattern that has burned policy traders before. The broker projected the sector would stay resilient into the holiday on policy expectations, but warned that if no policy is announced by then, or if support comes in weaker than expected, another sell-off may follow. That asymmetry — a capped upside against a sharp downside if expectations go unmet — frames the next few sessions for the sector.
